Overview

Two months of embedded work at Ennis Builders & Realtors — 4,000+ homes over 30+ years — aimed mostly at ADUs: the website, social, direct mail, market data, estimating tools and the systems underneath.

My parents built Ennis Builders & Realtors in the Central Valley: custom homes, ADUs, remodels, commercial, and a realty side under one roof. This stretch I went inside it and worked on whatever was holding growth back. It ran to almost three hundred commits in two months.

The front door first. A full audit of ennisteam.com, then new copy for every page and all ten ADU models, a page-by-page SEO and technical fix list for the web vendor, a rebuilt chatbot knowledge base, and a blog with a twelve-month calendar and its first posts. Social got the same treatment: an audit of every channel, a weekly content calendar, carousels, and walkthrough videos for the ADU models.

Then the data. I turned public property records into scored homeowner lists — over 100,000 parcels in Tulare County and about 157,000 homes across six Orange County cities — ranked by lot fit for an ADU, with per-city market reports, an interactive dashboard and a ZIP-level opportunity index. That fed a direct-mail campaign with ROI math and compliance notes, and a past-client campaign built from the company's own build history.

Then the back office. Estimating AI is a small app for the company's estimator: it cleans selections sheets, compares lumber bids line by line, and checks a whole job — plans and job file — in one pass. Alongside it: a map of the company's BuilderTrend and SharePoint, a region-split document template, and a list of licensed trade partners pulled from state license data.

And the renderings. The ADU models and a new model home were rendered from their plan sets, which is how Before Concrete Studio started.
